Berkadia Hotels & Hospitality has been retained as the exclusive representative for Glacier House Hotels (the “Owner”), to arrange the sale of a portfolio of 15 hotels totaling 1,723 guest rooms strategically located primarily throughout the Western and Southwestern United States (the “Portfolio” or the “Hotel(s)”).
The fifteen hotels in the Glacier House Collection may be acquired in sub-pools or individually. Eight of the Hotels are currently under construction and can be acquired at certificate of occupancy. The owner is prepared to accept offers individually, with the exception of the Best Western and Matterhorn must be purchased together. All of the hotels, with exception of the Matterhorn and the Embassy Suites are fee simple. The Matterhorn is currently a leasehold interest and the current owners are negotiating a purchase of the fee. The Embassy Suites is the fee interest in the land and the hotel is currently leased by Park Hotels & Resorts. All of the hotels, with the exception of the Embassy Suites, is offered free and clear of management. All inquiries should be directed to Berkadia Hotels and Hospitality.

Well-Diversified Portfolio with Management Available: The Portfolio is geographically diversified with each asset being well located in its respective market and an excellent representative of its brand. The Portfolio represents an opportunity to acquire over 1,700 rooms of critical mass, with management availability, if desired, (except for the Embassy Suites Phoenix Airport).
Leading Hospitality Brands: The Portfolio is affiliated with the three most recognized names in the global lodging industry, Hilton Hotels Corporation (DoubleTree, Embassy Suites, and Home2 Suites), Marriott International (Courtyard, Element, Residence Inn, SpringHill Suites, and TownePlace Suites) and InterContinental Hotel Group (Holiday Inn Express). Four of the fifteen hotels within the Portfolio are Elements. As part of the Marriott family, Element is one of the nation’s fastest growing upscale all-suite, extended stay hotels and feature an extensive list of amenities including spacious studio, one-and/or two-bedroom suites, complimentary Rise hot breakfasts and Relax receptions. The Courtyard brand was designed to meet the fundamental needs of business travelers while maximizing value.
New Constructed or Recently Renovated Hotels: Of the 15 hotels, 8 hotels are currently under construction and will be delivered at certificate of occupancy (Boulder, Lewisville, Moreno Valley (2), Ontario, Petaluma, Sedona, and Truckee) and 4 hotels have opened or undergone comprehensive renovations in the last 24 months (Chandler, Farmers Branch, Santa Ana, and Whitefish).
High Barrier-to-Entry Markets: The Hotels are located within stable, growing and high barrier-to-entry markets including Orange County, Sonoma County, Tahoe, Boulder, Sedona, and Dallas. Moreover, increasing land prices and construction costs further limit new development in many of the Collection’s highly sought-after submarkets.
Strong and Stable Local Market Demand Generators: All hotels within the Portfolio are located either in vibrant metropolitan areas or in high growth market corridors with prime business and recreation centers that offer a wide range of services. Each location offers a variety of local attractions which include some combination of entertainment, dining, shopping, museums, night-life and convention centers, as well as famous historical landmarks. The hotels in the Portfolio are also strategically located in areas where access to local attractions and transportation is easy and convenient.
Unencumbered of Debt: All hotels within the Portfolio are unencumbered of debt allowing a buyer to put new attractive debt in place.
Value Enhancement Opportunities: Upside opportunities exists across several assets within the Portfolio that will result in significant performance enhancements in the near term.
